Maintenance Tips for Your Air Conditioning System

As the weather warms up for the summer, you might rely on your central air conditioning to combat the heat. With temperatures hitting record highs in many areas, it can feel as though your air conditioning system just can’t keep up. These five maintenance steps will help keep your system running well as you cool your home this summer.



1. Maintain the Intake Air Filters

Every central air conditioning system relies on filtration to prevent particles from entering the unit and settling on the coil. This filter collects dirt, dust and particles, which means it needs cleaning or replacement regularly. The frequency of your filter replacement depends on the demand you place on the air conditioner. The more the system runs, the more frequently you should replace the filter.

Dirty air filters can reduce airflow into the system. This causes your air conditioner to work harder when cooling your home because of the reduction in air volume. You may experience increased operating costs as well as premature wear and tear if you neglect the air filters.

2. Protect the Exterior Unit

Air flow is critical for air conditioning systems and foliage growing around the exterior air conditioning unit can inhibit that. Clear out several feet around the unit for optimal operation. You can also build a windbreak with tall potted plants positioned a few feet away from the air conditioner pad.


3. Clear the Drain Line

Air conditioning units draw moisture out of the air and that moisture must have an outlet somewhere. The condensate drain line serves as that outlet. Unfortunately, consistent moisture exposure encourages mold and mildew growth. Left unaddressed, mildew and mold can actually clog the condensate drain and create a backup into the drain pan. Prolonged accumulation can actually cause the drain pan to overflow and may damage the air conditioner itself.


Many people recommend a bleach flush to clear the drain line. This is effective, but it also increases the risk of deterioration in the drain line material as well as contamination of the grass and plants in the area where the drain line flows out. You can get the same benefit without the risk of damage if you use white vinegar to flush the drain line instead.


When the drain line is so clogged that nothing will flow through, a vacuum pump system may help clear it, but it may be best to contact an air conditioning service technician to handle it so that you do not damage the line.


4. Add a Programmable Thermostat

An air conditioner that runs more than necessary suffers premature wear. Leaving your air conditioning system set to your at-home comfort levels even while at work causes the system to run more than it needs to. If you often forget to adjust the thermostat before you leave, consider a programmable thermostat that you can set for warmer temperatures when you are not home. This reduces the wear and tear on your air conditioning system without sacrificing your comfort. If you have smart home devices, many new thermostats integrate with those smart home features, allowing you to adjust and control your air conditioner even when you are away.


5. Schedule Professional Maintenance Regularly

The internal components of your air conditioning system need routine cleaning, inspection and maintenance. With an annual maintenance appointment, the evaporator coils stay clean so that they work as efficiently as possible. Your technician can also assess the refrigerant pressure to identify any potential leaks before they result in wasted energy. These maintenance appointments also provide an opportunity for your technician to assess the condition of your ductwork to address any leaks or wear in the air ducts.
